The project

Restoring a piece of Over-the-Rhine.

Originally built between 1850 and 1920, Pendleton Apartments is a scattered-site collection of 18 historic, Italianate-style brick buildings in the eastern reach of Cincinnati's Over-the-Rhine Historic District, with 78 homes ranging from one to five bedrooms.

The rehabilitation repaired and replaced components beyond their useful life: kitchens and baths, flooring, LED lighting, and energy-efficient mechanical and electrical systems. The exterior work covered roofing, metal stairs and rails, attic insulation, new gutters and downspouts, and water-intrusion repairs to the basements.

Throughout, the priority was to preserve the historic character of the buildings and the neighborhood. The work followed the Secretary of the Interior's Standards for the Treatment of Historic Properties, the 2020 OHFA QAP, and OHFA's Design & Architectural Standards Manual.
