Pendleton Apartments, Over the Rhine Historic District, Cincinnati, Ohio

Originally constructed between 1850-1920, Pendleton Apartments consists of 18 existing historic single multifamily and mixed-use buildings of various architectural styles indicative of the ‘Victorian’ era that are primarily Italianate style multilevel brick structures. The buildings were, in some cases, originally designed for multifamily and in some cases renovated into additional multifamily units over time, resulting in a total of 78 units ranging from 1 to 5 bedrooms. The development is considered a scattered site located in the eastern most section of the Over-the-Rhine (OTR) Historic District. All buildings fall within and are contributing to the OTR Historic District of Cincinnati, Ohio and are a significant example of historic architecture. There is a ground floor leasing office that is currently in use and the property also includes an abandoned ground floor convenience store and laundry mat located in separate buildings.

The scope of work for this historic renovation will include interior and exterior renovations and replacing components that are in disrepair and beyond their remaining useful life, including kitchen and bath remodels, new flooring, LED light fixtures, as well as upgrading existing mechanical and electrical systems with new energy efficient systems in all units. Exterior renovations will include repairs or replacing existing components such as metal stairs and rails, roofing, providing additional attic insulation, new gutters and downspouts, cleaning, and water intrusion repairs to existing basement spaces as well as insulating under the ground floor units.

Priority will be given to repairing and restoring existing building elements to preserve the historic nature of the buildings and character of the OTR Pendleton neighborhood. The renovations will comply with the Secretary of The Interior’s Standards for The Treatment of Historic Properties along with the design standards of the 2020 OHFA QAP and Design & Architectural Standards Manual (Historic Rehabilitation).
